When the Real Estate (Regulation and Development) Act, 2016 came into operational effect in Karnataka on 10th July 2017, the entire real estate ecosystem (promoters, landowners, real estate agents, chartered accountants, architects, structural engineers, and homebuyers) stood at a historic crossroads. For the first time, project disclosures, carpet area computations, 70% escrow ring-fencing, and quarterly progress reports were placed under statutory public scrutiny.
In those early weeks of July 2017, we observed that most delays and regulatory conflicts were not caused by an unwillingness to comply, but by a lack of structured guidance bridging Legal Title & JDA documentation, Technical Plan & Carpet Area certifications (Form 1 & 2), and Financial Escrow & Cost accounting (Form 3 & 5).
That realization led me to author "A Comprehensive Guide for RERA Karnataka" (2017, ISBN: 978-93-5300-802-4) and build RERA Filing Karnataka into a full-lifecycle regulatory advisory practice.
